Me and my husband booked 2 units in gems project on July 21 being the first ones to book the flats even before the sample flats were built.
And because of timespro (our middle man agents) we dint get the open units but the FROZEn ones which are still frozen probably.
Manjushree being the main culprit, because we were going to the sec 66 office almost every 2-3 days in the beginning of this year because we were moving overseas for work so we wanted to make sure we have some paperwork before we leave the country.
BUT this manjushree twisted the entire thing completely by saying that email everything you want to me, which my husband did in starting June 22 stating that i[censored] can’t provide us with the open units or allotment papers cancel the units BUT we don’t want only the amount that we paid last year but some compensation, interest we lost because of our money being stuck with them, processing charges for the loan, harrasment, 20 Lacs each unit purely because we bought it for the investment purpose and now the same units are almost 1 cr because of the appreciation in the market as well as the flats are almost ready.
Recently, i have got to know that RERA have removed the frozen units thing and everything is open for sale, that’s why manjushree decided to cancel our units in August last week which makes it almost 3 months after that email without any notice, pre cancellation email, acknowledgement and dint fulfill any other demand which was clearly mentioned in the email done in June starting plus the payment we made was done via 4 accounts, manjushree decided to refund just the amount we paid ln july 21, from which I made a cheque.
I even mentioned in the email to ask for the account details from me incase you wish to refund it was meant to be not just the 10% amount.
But manjushree decided to cancel after 3 months of the email, purely because we trusted on her words and dint email anything stating that we don’t wish to cancel the units like we stated in the office verbally and not in writing
And told her very clearly that we are going overseas but whenever our units are ready, we will come back and sign the paperwork for allotment of the units.
BUT
One, i think our units were put in the market for sale when they found the buyer of the units manjushree thought of cancelling our units without any notice, pre cancellation etc that’s why manjushree dint even bother to ask for the account details from me which was mentioned very clearly in the same email that manjushree is puting forward now.
Guys, my request incase you have anything to give or get, do it in writing, don’t go by manjushree’s words because she will be sweet to you till the time you are having units with smartworld and make sure to not only ask for your 8.5 lacs or 7 lacs or 11lacs whatever that you have paid for the unit but atleast half the increase in the price but the rent which was promised by smartworld evry month, interest you lost on the amount because recently i got to know that these people are offering 5 lacs extra on top of the units to buy back and resell at a much higher prices now.
I have called police twice at the sec 66 office, will be filing a complaint in writing with the police as well as RERA incase Mr bansal does nothing about the fraud his employees like manjushree have done.
