I visited the site (Akshaya Republic, Kovur, Chennai) on 14th March 2020 and intended to buy flat E703 for which I have paid advance of Rs2, 00, 000 on the same day from my credit card (copy attached). Then I was called by Ms Selvi on 18th March, asking me to pay another Rs80, 000/- immediately to proceed with the Sale Agreement Deed. I have paid Rs80, 000/- on the very same day via bank transfer. After few days, the lockdown commenced, and the Sale Agreement remained pending. Next two weeks I kept following up for the sale agreement, but the team couldn’t prepare the same within the stipulated time frame due to various reasons.
In the month of April 2020, as the economic situation worsened, hence we made up our mind not to go for a new property as we already have an existing home loan for a previous property bought in 2010 and keeping in mind the current job scenario and instability, we stepped back.
At this point of time (April 2020), we informed about our decision of not proceeding with purchase of new flat (Akshaya Republic, Kovur, E703) to Mr. Rudra Roy (Project Head – Sales) via telephonic conversation and messages. He convinced us not to take any hasty decision and wait for the lockdown to get over. So, we waited for the month of April, but lockdown kept extending and in the meantime on the work front companies started laying off people and cutting down on salaries.
We tried working hard on the finances to meet the initial payment requirement, for which we had to pre-close our LIC policies and FDs to settle the card bill payment.
On 4th May, we sent an email requesting for refund of booking amount. There was no response to my email. We tried calling up the Head Office number but could not connect to anyone. Then on June 5th we send another email asking for update on the refund process.
After multiple follow ups with Ms Selvi, she told to write a detailed email stating the cause of withdrawal and also mark CC to her and Mr. Roy The email was sent on 10th June with CC to both. Even for that email we never got any response from the CRM team on the timeline of refund.
Then after repeated follow up with Ms. Selvi, she gave Mr. Solaiyappan contact number on 23rd June, who is the CRM of Republic project and wanted me to follow up with him. I called him up and explained our case in detail. He gave his email ID to forward the old emails that has been sent to Akshaya team. He told that he will be the contact person to get the refund. I have forwarded the previous emails to him on 23rd June 2020.
Ever since I have been following up with Mr Solaiyappan calling him every two-three days to get an update on the refund. But till now haven’t received any timeline as to when I can expect to receive the advance paid.
I have received calls from Accounts and Retention departments, and I have explained my case to them as well. Even after going through several calls from different departments, my case is still stuck, and nobody is able to help me out with the recovery of my advance. Still not able to figure out whom to contact further, as nobody wants to share any contact no or email id of their higher ups. Don’t know the reason, what is causing so much delay in getting back my money.
I am the only bread-winner for the family, have aged ailing parents to take care of. My mother cannot walk on her own and has been advised to go for knee-replacement surgery and my father went through spinal cord surgery couple of years back for which he is taking regular medications and doctor visits. Close to Rs10000/- is spent of medicines monthly for both. Secondly, I have two school going children whose second installment of academic fees is due this month, amounting to Rs50000/- which I am not able to pay as all my savings was given for the flat advance. Due to the pay cut, I am not able to meet the monthly expenses of my family.
It has been five months now that my amount of Rs2, 80, 000/- is with Akshaya and I have not been given any timeline as to when we can expect the refund.
I have been in good terms with Mr. Roy and after hearing our situation he understood and assured us that he will help us and hence I have been patiently waiting so far to get the refund. Mr. Solaiyappan from CRM team also gave assurance that he will help with the refund process. But after all the assurance, the result is zero. Still the process of following-up is going on and till now have not received any commitment from Akshaya team about the refund process.
This is my last email to you in this regard and I sincerely hope my case will be resolved within this coming week. I am anticipating your prompt response as soon as you receive my mail. I tried reaching the head office phone number, but in that number incoming calls are barred. I have exhausted all my savings so far and not in a position to wait for few more months. Hence requesting you once again to consider my case on priority basis and release the fund ASAP.
